The project

Critical heating work during cold weather

The Old Prebendal House contacted the Oxyplumb Commercial team to investigate and quote for replacement of its ageing heating circulation pumps.

During the assessment, the team also identified that the existing Mikrofill 3 pressurisation unit had over-pressurised and split. With the work taking place during cold weather, reliable circulation and pressure control were critical for the nursing home.

The complete project was turned around within 48 hours of the initial call.

Twin-head Grundfos pump replacement

The team carried out a controlled partial drain-down before unbolting and removing the existing circulation pumps from their flanged connections.

Two new Grundfos MAGNA1 D 50-120 F twin-head circulation pumps were installed. The necessary building-management-system wiring alterations were also completed so the new pumps could operate correctly with the nursing home’s existing controls.

New Mikrofill 3 pressurisation unit

The failed pressurisation equipment was replaced with a new Mikrofill 3 pressurisation unit during the same visit. Coordinating the pump and pressurisation work avoided a second system drain-down and allowed the equipment to be recommissioned as one project.

Preventative motorised-valve replacement

While the system was drained, the Oxyplumb Commercial team identified two ageing two-port motorised valves that were likely to cause future reliability issues.

With the client’s agreement, both valves were replaced as preventative maintenance during the same visit, reducing the risk of another heating interruption and avoiding the need to drain the system again later.

Completed in one day with no operational downtime

All on-site work was completed within one day. The nursing home remained operational throughout, and the heating system was returned to service the same day.

The new pumps, pressurisation unit, motorised valves and BMS connections were fully tested and commissioned before handover. The work restored reliable circulation and pressure control while also addressing two potential future faults during the planned drain-down.
